When to look for student housing in Spain: a city-by-city calendar (2026/27)

When to look for student housing in Spain: 2026/27 term dates, the key months and when to start in Madrid, Barcelona, Valencia, Seville or Granada.
Finding a room in Spain isn't only about your budget. Above all, it's about when you start looking. The rooms close to campus at a fair price go first, and demand piles up in the few weeks before each semester. If you're arriving in February 2027, that window is open now.
In short: to start in September, search between April and June and try to sign before August. For the spring semester, start in October or November. Halls of residence open applications in spring. And if you arrive without a flat, book a two-to-four-week bridge stay and search in person.
Spain's academic calendar (2026/27)
The Spanish academic year is split into two semesters. These are the official start dates for undergraduate classes in 2026/27:
Madrid (Complutense): 7 or 14 September, depending on the faculty. Spring semester: 25 January or 1 February 2027.
Barcelona (University of Barcelona): 14 September. Spring semester: early February.
Valencia (University of Valencia): 14 September. Spring semester: 1 February.
Seville (University of Seville): 7 September. Spring semester: 26 January, as a general rule.
Granada (University of Granada): 14 September. Spring semester: 15 February.
Salamanca (University of Salamanca): 7 September. Spring semester: 1 February.
Master's programmes usually start later, between 21 September and 5 October. Each faculty can adjust its dates, so check with yours.
Erasmus and exchange: the dates that set your search
First your home university nominates you, then the Spanish university accepts you. At Universidad Carlos III, for example, Erasmus+ nominations for the spring semester ran from 15 September to 16 October 2026; for autumn they ran from March to May. Other universities set similar windows.
What this means for you: you can research neighbourhoods and prices as soon as you're nominated, but don't pay a large deposit before you have your acceptance letter and your exact dates.
The key months: when the market moves
April to June, the best window for September: next year's listings appear and halls open applications. Complutense's halls of residence (colegios mayores), for example, took applications from 22 May to 17 June 2026.
July: first-year admission lists come out (in Andalusia, the first allocation was on 3 July) and competition goes up.
August to September, the peak: according to Spotahome data reported by El Español, students who booked in August for a September or October move-in paid an average of €614 a month, versus €550 for those who booked in June (11.6% more). Spotahome is a Uniwords partner.
October to December: the second window, for the spring semester.
January to February: many first-semester exchange students leave and free up rooms.
When to start, city by city
These figures are a guide, from idealista (Q2 2026) and from Spain's consumer association OCU (listings on 31 August 2026):
Madrid: has 23% of Spain's room listings. The average room costs €550, and around €689 in listings aimed at students, according to OCU. Start in May or June.
Barcelona: the most expensive city (€600 on average; €735 for students, according to OCU), and competition per room rose 22% in a year. Start in April or May. In Catalonia, in high-pressure rental areas, the combined rent of all the rooms can't exceed the maximum rent for the whole flat.
Valencia: has 15% of listings, and supply grew 52% in a year. There's more room to manoeuvre, but according to Spotahome the average room went from €425 in June to €450 in August. Search in May or June.
Seville: classes start on 7 September, so the summer is short. Aim to sign in June or July.
Granada: the city where competition per room fell most (17%). Because the spring semester starts on 15 February, you have a bit more time in January. The university runs its own housing office (Oficina de Gestión de Alojamientos).
Salamanca: we found no reliable public data for this market. Classes start on 7 September, so use June as a reference.

Searching remotely or in person
Remotely: you can sign earlier, when there's more choice. Ask for a live video call, check who the owner is and use channels with payment protection. Review the warning signs of rental scams in Spain.
In person: you see the flat, meet your flatmates and negotiate better, but you need to arrive early.
A bridge stay for your first week
If you can't sign from home, book two to four weeks in a hostel, a hall with short stays or an aparthotel, and arrive one or two weeks before classes start. Once you find a flat, remember that under a contract covered by Spain's Urban Leases Act (LAU), the legal deposit is one month's rent (art. 36.1) and you can't be asked for more than one month's rent in advance (art. 17.2). For seasonal (temporary) lets, these rules apply thanks to Royal Decree-law 29/2026, which is still awaiting ratification by Parliament. If you're asked for a guarantor, see how to rent without a guarantor as a student.
Month-by-month checklist
If you start in September
February to March: set your budget and area, and note the halls' deadlines.
April to May: apply for a hall if you want one and set up alerts on listing sites.
June: do viewings by video call and try to sign.
July: if you're admitted late, start searching as soon as the allocation is out and book a bridge stay.
August to September: arrive early and only sign once you've seen the flat.
If you start in the spring semester
October: confirm your nomination and your dates.
November to December: set up alerts and ask about rooms that will free up in January.
January: sign for a flat or book a bridge stay.
FAQ
How far in advance should I look for student housing in Spain?
For September, ideally three to four months ahead, and even earlier in Barcelona. For the spring semester, two to three months is usually enough.
Is August too late to start looking?
It's not impossible, but there will be fewer affordable options and you'll probably pay more. Widen your search to well-connected neighbourhoods and book a bridge stay.
Can I sign before I have my acceptance letter?
You can, but you risk paying for a flat you end up not needing. Wait for your acceptance and ask for the contract to state your studies as the reason for the rental.
